How to spot profitable property opportunities Most people look at the Australian property market and only see what’s right in front of them: The properties listed on popular platforms… The obvious deals everyone is chasing… The analysis that all investors are following. But what they don’t know is that real opportunities are often hidden in plain sight. So, how do you spot hidden opportunities? It starts by shifting your mindset from simply “looking for a deal” to truly understanding how to create one. Here’s an example: Instead of just browsing for a discounted property, start thinking about properties that have untapped potential… Like an unused backyard that can be converted into a rental unit, or a property in a historically poor area where gentrification is rapidly accelerating. Most people will look at a property and only see what’s on the surface. But investors with the right mindset dig deeper. They ask themselves: What could this property become in 2-3 years? What value can I add that no one else is seeing? If you’re willing to change your perspective, to look beyond the obvious, you’ll start noticing opportunities that others simply overlook. Everything from urban apartments to suburban homes, has registered significant rises in value. While this has generally been a boon for investors, it has also fostered a somewhat complacent attitude within the property investment industry. This endless growth has seen strategic investment take a back seat to the thinking of "buy anything and watch it go up." This ready access to returns has unfortunately produced a growth industry of self-styled 'investment gurus.' And many of these, who've made fortunes from 'betting the farm' on residential properties, attribute their success to skill or strategic acumen. However, it is important to recognise that the majority of this achievement was based on a readiness to assume high risks when the market phase was especially favourable. The risk occurs nowadays because there is a large number of those gurus who believe they have a "magic formula". Whether novices or seasoned, investors must be wary of depending on strategies that have succeeded only due to the extraordinary conditions of the market rather than being the outcome of strategic planning and risk management. 𝐓𝐡𝐞 𝐎𝐮𝐭𝐜𝐨𝐦𝐞 After a thorough search, we secured a charming post-war home on a generous 600 sqm block in Brisbane’s inner west, 12km from the CBD. The suburb is known for its house-proud community and strong owner-occupier presence, adding to the property's appeal. We managed to acquire this gem for $878,500, well within Leon and Liz's budget. The couple plans to invest a modest amount in property improvements to enhance the rental income, solidifying it as a set-and-forget investment. With tenants lined up, Leon and Liz are already considering another purchase with us in Brisbane, eager to capitalise on the market before the Olympics further boost the area’s profile.
