Ownership of the Roseville Square center is planning to build a new retail building on the property's remaining vacant lot, and one international chain with a local presence is already lined up to take a portion of the space.
Jon Gianulias of Core Commercial Real Estate, a main owner of the center, said plans have been submitted to construct an approximately 7,700-square-foot strip retail building on a lot at the corner of Harding and Douglas boulevards, which was previously occupied by a gas station. Building plans were submitted to the city in September and are in review to construct the pad, which will include up to four retail suites.
85˚C Bakery Cafe has signed a lease to fill approximately 3,000 square feet of the planned building at 445 Roseville Square. The chain, which has been called the "Starbucks of Taiwan," has more than 1,000 locations worldwide and features a menu of breads, sweet and savory pastries, cakes, teas, coffee and smoothies. Its top seller is a marble taro, a sweet bread made with mixed grains filled with taro.

Gianulias said construction of the the new retail building is expected to begin in December and be completed by next summer. He anticipates delivery of the space to tenants next August. Following a tenant build-out that could take approximately four months, he anticipates the new 85˚C Bakery Cafe location will open by the end of next year.
The Roseville location will be the fourth store for 85˚C Bakery Cafe in the Sacramento market. The Taiwanese chain opened its latest location in Rancho Cordova earlier this year. It entered the market in 2017 with a store in South Sacramento before expanding to a location in Arden Fair mall in 2019.
Representatives with 85˚C Bakery Cafe did not respond to an email regarding the Roseville location.
Roseville Square is anchored by grocery tenants Trader Joe's, Grocery Outlet and Smart & Final Extra. The center also features a Planet Fitness gym, sporting goods store BlueZone Sports, BioLife Plasma Services, Rite Aid and K-Town Korean BBQ Hotpot and Sushi.
