A great article on the non-profit industrial complex's takeover of---and failure in---cities like SF. In my view one of the biggest questions in urban politics is why cities outsource public services to underperforming nonprofits.

A good overview of why Japan builds so much housing. It's all about zoning and centralized control of land use. sightline.org/2021/03/25/yes
My students are not pollution, and an *environmental law* shouldn’t force them to drive from an hour away to come to class.

The Court of Appeal just issued an absurd & dangerous ruling that people are pollution & CEQA requires evaluation of the type of people who will live in proposed new housing. We’ll shortly introduce legislation to put an end to this nonsense. Stay tuned. latimes.com/california/sto

I'm honored to be on the list of amazing scholars selected as 2024Fellows! I'll be continuing my work on how boiling down people's views to a left-right continuum warps our understanding of polarization, bringing it to the elite level.
SF gov: housing isn’t possible to build anywhere right now, it’s not our fault Seattle:

The podium for Seattle House is nearing completion, and it's ginormous. The podium itself is 11 stories containing hundreds of apartments. The dual-tower project will have 1,131 units and a residential floor area of 889,149 sqft. All on just 1/2 of a block in Denny Triangle

NEW w&: Every political scientist learns in grad school that voters use interest group ratings to help hold elected officials accountable The problem is...we don't actually know this! We find reality is not so encouraging...

NEW PAPER wA recent APSR article, "Moderates", argues Americans with a mix of liberal & conservative views are actually centrist. We show that it relies on a flawed method & its conclusions are therefore unreliable. We welcome feedback! osf.io/ma2fs/
Show moreBanning investors from owning homes does not affect home prices---but it does *increase* rents. Yet another NIMBY policy gimmick to distract from the obvious solution---build more housing---to bite the dust.
