A St. Louis-based restaurant group will open its latest location on the ground floor of a new apartment complex in Kirkwood.

The Napoli Group will open its sixth restaurant at The James, an apartment building that opened in March at 436 N. Kirkwood Road.

Napoli Kirkwood will open in the fourth quarter of this year, building owner and multifamily developer High Street Residential said in a news release. High Street is the residential subsidiary of Dallas-based Trammel Crow Co. The James, in the works since 2022, is High Street's first St. Louis development.

The restaurant will occupy a 4,684-square-foot area on the apartment complex’s first floor, with another 1,000 square feet through an outdoor patio, according to the release.

After opening in 1989 in downtown Clayton as Cafe Napoli by Tony and Kathy Pietoso, the Napoli Group has since expanded its Italian restaurant concept to four other locations throughout the region beyond the original restaurant: Napoli II in Town and Country, Napoli III and separate seafood restaurant Napoli Sea in St. Charles and Napoli Bros. Pizza and Pasta in Chesterfield, according to its website. The Pietosos’ sons, Kye and Ande, opened Bar Napoli as an extension of Cafe Napoli in 2003, while the family expanded with Napoli II in 2008 and Napoli III in 2020.

A more casual version of the restaurant in Chesterfield opened last year as part of The Staenberg Group's The Hub entertainment district next to The Factory concert venue. Like the Chesterfield version of Napoli, the Kirkwood location will have wood-fired pizza on the menu, according to the release.

“Kirkwood has been a long time coming for Napoli. We’ve been looking for years and waiting for the right opportunity and the perfect space, which we found at The James. We feel strongly that we will fit well into the community, and we look forward to serving Kirkwood residents for years to come,” Kye Pietoso said in a statement.

The James’ mix of apartments ranges from studios to three-bedroom units, with some one- and two-bedroom apartments that have additional rooms reserved for dens, High Street said. The complex’s other amenities include a private dining area, a fitness club with yoga studio, a guest suite available for overnight visitors, a work-from-home center, a pet wash and exercise area, indoor bike storage and a resort-style pool, grill stations, lawn games and fire pit, the company said.

The property is managed and leased by Greystar.
