Yeah, Airbnb will be “legal”..... with the following stipulations: -Hosts can rent out to guests for a maximum of 180 days a year. -Hosts must register their property with the city and require proper permission by June 15th or their listing will be suspended.

Problem is, the application for “permission” is near impossible to achieve for individuals (you need written permission from the fire department, the building owner, the neighborhood) and the conditions vary by location, and it’s not worth going through all of that for 180d/year.

The people who will benefit from the new reformed law are building owners who want to operate like a ryokan or hotel (and rent out their own empty rooms in a building they own.) Even those who offered in-house homestays experiences (a spare room inside their home) have trouble.

But even so, with the stipulation of 180days a year max, it’ll be impossible to turn a profit. (Unsure how strict Airbnb will be with enforcing this though.)

Some hosts are going to list on alternare sites like flipkey and http://homestay.com to try and continue illegal operation but the fact is that, no service is as popular as Airbnb is or offers the same exposure....
