      Agreed. Difference is that gentrification in USA & UK is closely related to issues of race & ethnicity. Perhaps not in Japan?

          You're right. In Japan it's commercial replacing residential. In USA it's (often) white residents replacing non white residents

          Yes, but often slow and cumbersome. Use of Yakuza/thugs to force people out (地上げ屋) has historically been common.
