The Story
HEART OF OAK
The owners stumbled across the property while looking to move out of Wiltshire in a bid to live closer to family. The now delightful, Grade II Listed, two-bedroom cottage dates back to the 16th century and was in need of a lot of TLC when the owners moved in last April. "It is believed to be 500 years old and it appealed to us because of its historic interest and wonderful atmosphere. We were just really taken with it. There are huge timbers in the cottage and we understand it used to be part of a former hall house."
Externally the owners have overhauled the roof and the chimney has been re-pointed as well as re-painting the exterior boarding and repairing the windows.
FABULOUS FLOOR
Internally, new flagstone flooring from the Farmhouse Flagstone Company in the Cotswolds has been laid to enhance the period feel. "The flagstones look fabulous and have made a big difference. We have also put in a new kitchen and bathroom."
The practical and pretty kitchen is equipped with a range cooker and features solid oak work surfaces and a butcher's block, providing additional work space.
"We have made good use of the recesses in the kitchen by fitting the cooker into one and the sink with a dishwasher underneath in another. The drawing room and kitchen flow together, but are divided by double doors. The owners have a dining table in the drawing room, which comfortable seats up to six people. "We have had family and friends here for dinner and there is easily enough space.
AMPLE SPACE
The wide and shallow stairs are located between the drawing room and kitchen, and make a turn at the half-way mark. At the top there is a spacious landing which the owners have used as a separate study area. "There is ample room for a sizeable desk and chairs on the landing."
The quirky nature of the cottage can be seen in the master bedroom as the floor is slightly uneven - but that all adds to the character of the place. "There are also some really nice elm doors upstairs that feature old-fashioned wooden latch lifts.
VILLAGE LIFE
It is really friendly in the village and people have stopped to ask how we have been getting on with the refurbishment and said how pleased they are to see it being done. There is a lot going on and we even entered the Burwash in Bloom competition; we placed hanging baskets and rose tubs around the outside of the cottage." Across the road is the Rose and Crown pub and the village has plenty of shops and facilities including a Post Office, local butcher's shop and doctor's surgery.
HOME FROM HOME
Burwash is about six miles from the market town of Heathfield and is also close to the 15th century Bateman's, the family home of Rudyard Kipling. The seaside resorts of Eastbourne and Brighton are not too far and there is lots of outdoor fun to be had at nearby Bewl Water Reservoir and Bedgebury National Pinetum.
"We really have loved living here and especially now we have the cottage exactly as we want it. We had planned to stay much longer, but now need to move even closer to our family so that we can help with childcare. We will be very sad to leave as we have made a lot of friends."
Setting The Scene
Situated at the beginning of a row of cottages in Ham Lane, Almond Tree Cottage boasts its own car parking space at the side of the property and behind it is a small patio area.
"There is a little paved area, where we have our outside table and chairs, and where we like to enjoy a coffee or a glass of wine. It catches the sun and sometimes the neighbours join us and bring their own chairs."
There is small border planted with hydrangeas and a rose bush. From Ham Lane you can walk in one direction to the village centre and the other way leads to the countryside.
"We do enjoy walking and there are 20 walks you can take around this area all across beautiful countryside."

Within Easy Reach
Railway links can be found at Stonegate (4 miles) and Etchingham (3 miles) providing a commuter service to London Charing Cross/Cannon Street in just over an hour. The A21 at Hurst Green gives access to the national motorway network while Gatwick airport is 47 miles, Heathrow airport is 73 miles and the ferry port to the continent at Dover is about 53 miles away.
DIRECTIONS:
From our Wadhurst branch proceed south along the B2099 and turn right into Bardown Road towards Stonegate. As you enter Stonegate turn left into Cottenden Road and shortly after bear right into Battenhurst Road which continues into Shrub Lane. Proceed across the railway crossing and at the end of the road turn right onto the A265. Ham Lane and the property can be found a short way along on the right hand side.
