if you could get a 40 year repayment mortgage and you were looking for a 2 bed house then you will be paying about the same for rent as for repayment i.e £1100 a month i.e. £13,000 pa if it were over 30 years its more like £18,000 pa. Your income net of income/insurance tax is about 30K

Oxford it's self is very expensive to buy but there are some lovely Towns around Oxford £38,000 is well above the average wage.
