Fuck that.

For one thing you'll never find tenants agree to no overnight guests. It doesn't work that way. Not to mention the possible problems of sharing a space with rando strangers.

Just buy a small house or condo. I bought two foreclosures back to back and fixed then up, now I have no house payment at all

My lease has a clause that says more than 3 nights in 30 days requires them to be approved and added to the lease. Never had a problem.

Having overnight guests is a MINIMUM basic right of having a place to live. If you don't like that you shouldn't be a landlord and I sure as fuck wouldn't be your tenant. Zero people I know would agree to your rules. Or ever have.

that's what my friend does, he also has a clause that says no children. The perfect tenant would be a student who just needs a room to sleep or study in.

Have you done it before? Being a landlord is quite hard on yourself unless you have very thick skin. There are a lot of sociopaths, cry babies, etc.

I'd rather buy something small and pay it off as quickly as possible. And start going up from there. Somewhere central with good transportation. "Ride the gentrification wave"

Oh , hell yeah!! Did this 23 years ago! I would suggest that you check the zoning bylaws though! What you are planning constitutes a boarding house in some jurisdictions. Recently, in my area, the city tried to kick a man out of his house by claiming he was operating a boarding house, just because he had roommates!

You've also lost no money by sinking all your savings into a home that drops 80% in price then can't be resold ever - you'd have to abandon the house and ALL the money you've spent on it.

Renting is the smart move until we enter a housing market that will rise.

We're not in that market, not most of us.

Just buy or build a small apartment building. I have known guys who buy old funeral homes and convert them into apartment buildings.
