    I think part of that is due to some of the 10 year Tax Abatements in the pearl officially ending. The city essentially gave some developers very large property tax incentives to gentrify the Pearl and make it what it was... now that is over with / they are expiring / it is time to pay the piper

    So 2 things are happening:

    1) Homeowners who bought into abatement qualifying properties around 2005 will have a MAJOR property tax increase - around 25-30%

    2) Landlords who qualified for the abatement program also are affected, and will be passing the new cost increase on to their tenants.

    You'll probably see a few choice properties actually go up for sale as a result as well.

Check out the rates for the Block 17 apartments they're finishing up on 12th/Overton. Advertising at well over $3/sqft just on the lower floors. Almost $3.50/sqft on the 15th (out of 16)!

    That's a really nice looking building, and in a great neighborhood. It's definitely expensive but nowhere near NYC level.

    My company put me up a couple years ago for 2-months in a slightly nicer building but a much worse neighborhood (42nd and 10th ave). It was a total steal at only $5640/month for maybe 800sqft!

        Yes it is legal. Portland rent increases are bound by market, not by law. I knew somebody in a similar situation that saw rent increase around 30%.

        I am working with a realtor. It will be a few months I presume because I'm still getting a feel of neighborhoods as I'm very new to Oregon and want to find the best fit for my family (I have two young children). I'm not one of those ballers with a ton of money, either.

        It doesn't matter if you are working at an entry level price or 800k- the market is tough for a good house. The homes that don't sell in a week are likely overpriced.

        I welcome all good people to the area- if you find your Realtor is not serving you well keep me in mind. I'm just the right amount of aggressive and nice to get the job done.

        I am from a small town in Oregon (Coos Bay), and I have lived in Portland since 1993- so if you want suggestions as to where to look feel free to ask- I likely have a different perspective that can be helpful.

        Would highly recommend taking your family to go explore some of the areas on the weekends. Even better if you can explore by bike so that you can look around more, hear what the ambience is, see the sights, feel the wind, and smell the air (this part is surprisingly important in some areas).

        Check out some of the local parks, hit up the local business district, and meander through the streets to get a good feel for what housing, walkability, and bikeability of the area is.

        We did this when we first moved here and it really helped to narrow down places we wanted to live (and more importantly didn't want to live).

        no not at all, the point is that you moved here 1 year ago from any place where rent is more expensive than Portland. The prices must have seemed amazing, so much so that you left your former (more expensive) city.

        And yet, you seem surprised that with others following your lead and moving here from more expensive population centers we ourselves are turning into a mirror image. This is why people are making fun of you.

        It's like when you like a band that no one has heard of, and you see them at a dive bar and its the greatest experience of your life, and you tell all your friends to start listening.         Hey! I'd like to help out and not be a dick.

        I moved here from somewhere else too where there was rent control. I think rent could only go up like.... 4% a year or something similar? It ended up being VERY little. I was gobsmacked at the increases up here. Also, I wasn't used to terms being switched at the end of the lease. Whenever I went passed it, it would just switch to month-to-month at the same price.

        We had a 6 month lease that expired here (like right now). To sign another, it would have increased 200-something on our one bedroom. To have it go month-to-month, it would have increased like $350/month which I think would have been about 23%. F THAT S. So yeah, we're moving again.

        I thought this was f-ing crazy too. No wonder Portland gets so pissed about people moving here (even though 99% of people I meet here are not born/raised). It's just old transplants bitching at new ones.
