You list every reason not to pursue this a)You're not her type b)shes in a relationship and c) you never get to talk to her. Sounds like you barely know her.

Also, it may not be how you intend it, but what you're writing there basically says "Yeah, she says she's gay... but i'm offering her dick, so that would help right?"

ok fair, she could be... but she's still in a relationship. You really don't want to come across in anyway that could be misconstrued as "but if you leave your gf, you'll get the d?!"

Second point... Some, not all. I'd say it's probably an even spread between knowing someone for ages or meeting and seeing that click straight away. I've had relationships >3 years for both situations that were pretty awesome.
