  A bait and switch. Morespace - Loftrooms.co.uk does not deliver what it advertises. We have had the same experience as the other reviewers. Morespace - loftrooms.co.uk claimed to offer an end-to-end service. In fact, it did little more than appoint a low-level builder introduced just prior to the start day after we had already signed with Morespace, took a 30% cut for themselves, and offloaded liability to the builder (with whom the client must sign a separate contract). So what exactly did Morespace/loftrooms actually do after taking our money? Not much. Project Management: poor to nonexistent (no advance planning, no clear schedule or plans, poor communication throughout). Building & Design Plans: Sloppy, incomplete documentation. Regulations and Consents: Required applications missed, weeks of wasted time; we had to research and chase Morespace for regulatory applications they were supposed to bring to Client's attention. Supervision of Builder Staff: Zero. The resulting workmanship from the builder is inevitably unprofessional and frequently slapdash. After Morespace has taken its cut, there is far less budget left than the client initially assumed for materials and quality tradesmen. When defects inevitably surface, Morespace's immediate response was to disclaim responsibility and point to the third party builder -- the same builder Morespace appointed in the first place. Misleading, unreliable, and accident prone. This is one to avoid.

  MoreSpace is a firm to be avoided at all costs. They have slick marketing, but that is where the quality ends. They basically take 30% of the fees and leave the appointed builder trying to make a profit with the rest - something they do by cutting corners at every opportunity: inferior materials, cowboy subcontractors (working for cash), and lots of shoddy workmanship. Their builders are supposed to be fully insured, of course, but often even that turns out not to be the case (beware fake certificates). All this is built into the MoreSpace business model. If the client complains, the cheapest and shortest-term fix possible is arranged; but in the end even that support dries up. What comeback do you have then? MoreSpace (actually Loft Rooms) cleverly isolates itself from too much liability by loading the contract onto its builders - East European migrants to a man, who probably aren't worth suing. I seriously doubt if even the safety and building inspections they arrange can be trusted. Basically, the whole set-up is a scam.

  We wish i had read above review before starting. Morespace have no planning ability or foresight, and very poor communication - plans were rough to achieve planning approval, but were never refined, leading to last minute decision making and bathroom design on the fly. Prestart meeting was 2 days before building began, despite my repeated requests for more lead time to make key decisions - our backs were against the wall from the outset. Project management focused on speed and MoreSpace (building team) margins, not quality. Significant cracks have developed around staircase and door frames, and beneath stairs on first floor ceiling - after a month of trying MoreSpace have not cone to inspect and we are seeking second opinion. Other nasty surprises due to poor planning and at times no communication (eg macerator required at final hour - cannot even take toilet paper!). Plumber had apparently little to no experience and seemingly learning on the job. At the pre-start meeting we were told we were not getting the building team we asked for, after MoreSpace sent us to see reference customers in Fulham and the office planned us into the schedule with a specific team - this was an early indication of lack of follow through and respect for client - we should have gone with instincts and switched to another firm at that point.

  No project management, poor quality of work. We are having to go behind them to put it right even though we have had them back several times. Complete lack of respect of our property. If we ever bring anything up that we are not happy we are made to feel we are in the wrong and to basically shut up. Very poor communication from office and sales rep, no support what so ever. STAY WELL CLEAR!!!!!
